Much of our continued success can be attributed to the comprehensive services offered within our Operations and Maintenance division, all of which can be customized to meet your specific needs.

Building Staff Management
The Lovett Group hires and supervises staff that is authorized by the Board for the maintenance of the property and premises in conjunction with "Employee Rules and Regulations", as well as defined "Job Descriptions". Both protect the mutual rights and interests of every employee, as well as the owners and residents of the building, and both are essential tools for accurate employee performance review.
Building Inspection Report Service
A Lovett Group specialty...we design building inspection reports and logs that are unique to each building we manage. These reports include any city and state regulations that the building may be required to follow, give specific information to the Building Superintendent, staff, and your on-site managing agent regarding areas that need attention. Our Managers and Superintendents are required to inspect the premises on a periodic basis, prepare an Inspection Report and address any areas that require attention. Inspection Reports are also reviewed by an area supervisor and made available for review by the Board.
We oversee repairs to the common elements as authorized in the budget or approved by the Board. When there are limitations on expenses or if there are expenditures for unbudgeted items, we notify the Board and obtain prior approval before effecting repairs.
Work Estimate Solicitation Service
(Request for Proposal "RFP") The Lovett Group requires all prospective vendors to submit written proposals on work specifications to ensure that all parties involved understand and bid on the same scope of work or product requested. In addition, The Lovett Group solicits a minimum of three bids to ensure that we can best serve your budget requirements.
Supply Purchasing Supervision
The Lovett Group supervises the purchase of all supplies necessary for the maintenance and operation of the premises, in accordance with allocations in the budget.
Our Compliance Department ensures that your building permits, inspections and service contracts are renewed and conducted on time.
Service Order Repair Control
Monitoring Service Order Repairs to prioritize work and to prevent work from "slipping through the cracks" is routine for The Lovett Group. This also ensures the accountability of your work force.
Technical Advisory Service
We offer technical assistance and advice that is related to mechanical installations, the physical structures and the landscaping of the property. (Engineering service input is not included.)
Resale and Leasing Procedures
These procedures assure that prospective new residents meet the minimum criteria as established by the Board. They also ensure that the building is adequately protected from liability.
The building policies are strictly enforced to provide a smooth transition of a scheduled move as well as to safeguard the building premises.
